Hi! I’m Sona – It’s So Nice to Meet You!

After over 8 years in the mortgage and finance industry, including 6+ incredible years at CIBC, where I was a 4-time Bronze Award Winner. I’m proud to announce a new chapter in my professional journey.

I’ve joined Mortgage Architects. A Better Way as a Mortgage Agent. This means I now have access to a wide range of lenders, more competitive rates, and the flexibility to create tailored mortgage solutions for every client, from first-time buyers to seasoned investors.

But for me, it’s never just about a mortgage. It’s about understanding your entire journey — and helping you create a financial plan that supports your lifestyle, your goals, and your future. Whether you’re purchasing a home, refinancing, or investing, I’ll guide you every step of the way.

Because it’s not just about the rate — it’s about building real financial confidence.

Let’s talk mortgage — on your terms. I offer both in-person and virtual consultations to fit your life and schedule. Reach out anytime. I’m here and ready to help you make empowered decisions about homeownership and financial growth.

ALARMING STATS

72% OF PR RENT and 23.9% OWN

According to Statistics Canada (2021 Census), only 23.9% of recent immigrants in Canada own a home with a mortgage, whereas 72.0% rent.

This means approximately three-quarters of newcomers are renting, and many may not realize they could qualify for a mortgage.

Between 65–75% of newcomers are renting—yet most would likely qualify for mortgages if they knew the rules. The lack of awareness around:

Eligibility criteria (PR status, alternative credit, down payment rules)

First-time home buyer incentives

The difference between pre-approval vs pre-qualification

…creates a significant knowledge gap in Ontario’s newcomer community.

My Professional Estimate

Likely 60–80% of newcomers don’t know they can access mortgages with just 5–20% down.

This gap is clear given the high renter percentage and low mortgage uptake despite eligibility programs.

What You'll Learn:

How to get approved with as little as 5%, 10%, 15%, or 20% down

What documents do you REALLY need (you might not need income proof!)

How to build credit fast even with limited history

The difference between pre-approval and pre-qualification

It’s time to start your journey

Only $12 for first registration. Hurry up!
